Pyeongchon Station
Pyeongchon (평촌) is the new town district within Anyang's Dongan-gu, built in the early 1990s as part of Korea's first wave of satellite city development. What made Pyeongchon remarkable — and still makes it relevant — is the self-fulfilling cycle of academic culture: as quality schools concentrated here, high-income education-focused families followed, which attracted more quality schools, which attracted more families. Today, Pyeongchon is consistently ranked alongside Daechi and Mokdong as one of Korea's three major private education corridors.
For English teachers, Pyeongchon offers the Daechi experience at a more manageable scale and lower cost. The hagwon density around Beomgye and Pyeongchon stations (Line 4) is genuinely high. Line 4 reaches Sadang (Seocho-gu border) in 20 minutes and Seoul Station in 30 minutes. Parent expectations are elevated but not at Daechi's extreme level. Rents are 25–35% below comparable Gangnam/Daechi postings, making Pyeongchon one of the better salary-to-cost ratios in the Seoul Capital Area.

Housing
Pyeongchon has well-maintained 1990s apartment stock. Lots of family apartments — studios harder to find. Beomgye area has better officetel availability for teachers.

Quietly ambitious. The academic culture is intense but the neighbourhood maintains a family-friendly livability. Less flashy than Gangnam, more determined.
