Gwanggyo (광교신도시) is a purpose-built new town within Suwon's Yeongtong-gu, master-planned around two man-made lakes and 44.1% green space — one of the highest ratios of any Korean new town. Built in phases from 2011, it has matured into a premium residential district with a distinctly different character from central Suwon: quieter, cleaner, and notably more walkable.

The Sinbundang Line (신분당선) connects Gwanggyo Jungang Station directly to Pangyo (tech valley, 12 min), Jeongja (Bundang, 15 min), and Gangnam (30 min) — making Gwanggyo one of the best-connected suburban addresses for teachers who want Seoul access without Seoul rents. Galleria Gwanggyo (the premium mall by Hanwha) and Avenue France (French-themed boutique retail) anchor the commercial core, while the lake path draws Suwon's café culture elite.

1-bedroom: 700,000–1,200,000 KRW/month (new builds command premium). Meals: 9,000–14,000 KRW. Coffee: 5,000–7,000 KRW. Generally 20–30% above central Suwon.

Housing

Modern high-rise apartment complexes, many 2011–2020 builds. Studio officetel availability is limited vs. Suwon station area. Most hagwons provide housing near the school.

Polished, family-oriented, quiet. Less expat energy than Haenggung-dong (central Suwon) but excellent quality of life. Strong café scene around the lake.
