Songdo International Business District (IBD) is unlike anywhere else in Korea. Built entirely on reclaimed land from 2003, it was designed from scratch as a walkable, sustainable, tech-enabled smart city. Wide boulevards, Central Park with its kayak-able waterway, POSCO Tower, and the gleaming Convensia convention centre give Songdo a distinctly un-Korean, almost utopian feel.
For English teachers, Songdo offers a unique proposition: it has a significant expat population (international school families, UN agency staff, multinational company employees), English is more widely spoken than most Korean cities, and the lifestyle is notably relaxed compared to Seoul or Gangnam. You can cycle along the waterfront, walk to Emart, and be at Incheon International Airport in under 20 minutes.
The honest downside: Songdo can feel quiet, even isolating, especially for teachers used to Seoul's density. It was planned for 70,000+ residents but growth has been slower than projected in some areas. Many expats find themselves taking the 50-minute subway to Hongdae or Itaewon on weekends. But for those who value calm, clean, international-feeling surroundings with lower stress, Songdo is genuinely excellent.
Cost of Living
Studio/officetel: 500,000–800,000 KRW/month. Meals in local restaurants: 8,000–13,000 KRW. Lower overall cost of living vs Seoul Gangnam but similar to outer Seoul districts.
Housing
Predominantly high-rise apartment complexes. Significant international school housing packages available. Central Park 1 and 2 areas are the most desirable.
