Haeundae (해운대) is Busan's flagship neighbourhood and one of the most recognisable places in Korea — a 1.5km crescent of white sand beach backed by gleaming skyscrapers, luxury hotels, and an upscale dining and café scene. In summer, the beach draws up to a million visitors; in winter, it's a serene, liveable neighbourhood with a loyal expat community that enjoys the quiet.
For English teachers, Haeundae represents a premium lifestyle option in Busan. The neighbourhood has a large international school presence, several well-regarded hagwons, and EPIK teachers placed across Haeundae-gu. The Osiria and Centum City areas adjacent to Haeundae are among Busan's most desirable residential zones.
The cost tradeoff is real: Haeundae apartments run 20–30% more than Seomyeon or Gwangalli for equivalent units. But for teachers who want to wake up 10 minutes from the beach, the premium is worth it. The Donghae Line (동해선) rail connects Haeundae directly to central Busan and the airport.
Cost of Living
Studio near the beach: 450,000–700,000 KRW/month. Luxury apartment blocks closer to the beach push 700,000–1,200,000 KRW. Still considerably cheaper than equivalent Seoul beachside real estate.
Housing
High-rise apartment towers dominate the beachfront. The residential zone behind the main strip has more affordable villas and older apartment blocks. Most schools offer housing allowances that cover standard studio or one-room apartments.
Key Neighbourhoods
Haeundae beach strip (most expensive)
Centum City (commercial, mall-adjacent)
Dongbaek Island area (quieter, scenic)
Jangsan-dong (more residential, cheaper)

Expat Tips for Teachers
The beach is free year-round and Haeundae locals use it in all seasons — morning walks in January with a coffee are genuinely special.
BIFF (Busan International Film Festival) is the biggest film event in Asia outside of Cannes. If you're here in October, see at least 2-3 films — many English-language options.
Summer (July-August) is crowded to the point of gridlock. Unless you live right on the beach, getting to the sand requires early morning timing (before 9am) or accepting the crowds.
Centum City's Shinsegae is a mall you can genuinely spend a full day in — food hall, an ice rink, a spa, and 3,000+ shops. Useful on rainy days.
